Notice to Starling Residents – Neighbourhood Commercial Site in Starling

Rohit Land Development has heard from a number of Starling residents about the lack of commercial services in the neighbourhood, with a suggestion that a Neighbourhood Commercial site may be desirable. Having heard this message, we believe it would be appropriate to engage the community to determine if there is support for such a commercial site. In this regard, there may be an opportunity to apply to re-designate the vacant property highlighted below, on the west side of Starling, from future Medium Density Residential (currently zoned RA7 i.e. 4-storey apartment) to future Neighbourhood Commercial:

Having this site developed as commercial may be appropriate, given the present lack of non-residential services in the Starling (and Big Lake) area. The form of development we are initially contemplating could include uses such as a convenience store; gas bar; day care; and take-out food. Basically, development that would enhance commercial convenience for Starling residents and others in the area.

It should be noted that to date, no applications have been submitted to the City of Edmonton to amend the current medium density residential designation or the zoning, nor has the property been sold. We would first like to obtain feedback from you, as residents of Starling, regarding this concept and your input can be provided in one of two ways:

  1. Attend a public Open House on Thursday, January 24, 2019, any time between 6:30 p.m. and 8:30 p.m. in the Heritage Room at the St. Albert Inn (156 St. Albert Trail, St. Albert, AB) to learn some further details and provide input; or
  2. Email your comments to land@rohitgroup.com no later than January 31, 2019, with the subject line “Neighbourhood Commercial Site in Starling.”

Should we proceed with the submission of amemndment applications to accommodate commercial development at this location, the final decision regarding such amendments will rest with Edmonton City Council. Any such decision would be rendered after Council holds a legislated public hearing.
